This is more true than many realize.
In Canada, we have a grocery chain, Loblaws. They have several grocery companies under different brands. Approx 2400 stores, nationwide. Some are mid-level, some are discount.
They show a fairly low margin on the grocery products (net profits around 4%). But the corporation is hugely profitable and the owners are multi-billionaires.
How is that possible?
Land.
They own all their properties, which are under a property management company they own. So what they do is pay massive leases from the stores to the leasing company. They then show the public that they make a paltry 4% profit on food sales.
They don't show the P&L line that shows 30-40% of their gross income is being paid to themselves as leasing costs.
