I have talked to landlords about this and they like just average rents because they feel they expect that every year then. So we just stick to flat rate take it or leave it and everyone knows what they are getting. You just as well share crop it if you are doing a flex rent

Flex is a way the land lord takes no risk but gets the max amount and the farmer is punished if he makes a good crop or catches the market right.

Whatever the agreed deal is . I would never do a flex lease if I have to take all the risk versus 1/3 2/3 or 50/50 . I'm gonna take all the reward they won't take any less on the bad years

What do you think of a flat so many bushels as rent. Friend of mine pay 60 bushel an acre. Kinda nice because it makes landlord a little more in touch with corn price.

dad decided one real good year to give a little bonus to each landlord. that set the cash rent to that height, guess what. never came back down

My partner and I went ahead paid bonus on our own couple years ago in a row then market went the other way landlord wanted more and had vary short memory of the better years we paid extra behind our lease

if you raise there bonus , they will think they are renting it to cheap , honor your contract either way - it may just backfire if you overpay
