Demo day, cute finishes, then a big check at the end. That’s not real life. Here are 3 big mistakes I see people make after watching too much HGTV: 1. Pretty before practical New flippers love spending money on backsplashes and fancy fixtures. But if the HVAC is old or the foundation has issues, none of that matters. The boring stuff is what protects your profit. 2. Thinking it’ll be fast On TV, the house is done in an hour. In real life, permits take time and contractors disappear. If you don’t plan for 3–6 months of holding costs, you’re setting yourself up to lose money. 3. Renovating with emotions You’re not living there. The buyer is. Picking finishes you love instead of what the market wants is one of the fastest ways to kill a deal. Going over the neighborhood price cap comes straight out of your pocket. Bottom line: Flipping houses isn’t a hobby. It’s a numbers game. And the strategy matters way more than the style.
