Equity is simply the difference between what a property is worth and what you owe on it. Usable equity is the portion the bank is willing to use as security for your next purchase. To protect themselves, banks will usually lend up to 80% of your home’s value, minus any existing debt. Don’t get it twisted - it’s called security for a reason. If shit hits the fan, the bank can sell your house to get their money back. That’s why you need to get it right. I’m a property lawyer and this is great advice! I also notice that often the value attributed to your home is higher than what the house would actually sell for and it doesn’t take into account the $20k+ commission and costs you’d pay to sell your home so you get more leverage this way than you would if you sold your home to buy the next home like a lot of people tend to do
