I don't know if he's giving them good advice. Depending on where they live purchasing a rental property can give them 300,000 worth of equity in less than five years and then they could pay their debt off! Obviously more details would be needed, but I don't think this is necessarily a dumb idea.

cash flow won't help cause if you could buy a rental home and use the cash flow, that means you would have the money to pay off the debt. mortgage is a real thing

I was in this exact same situation - though our debt wasn’t as big, it sure FELT big at the time. This was in 2012, we lived in an apartment, and my boss was an experienced real estate investor. With a little guidance, I bought a duplex. We lived in one side, rented out the other. That single decision has proven to have a HUGE impact on our lives. Thank God for my boss/mentor.
