@brandyn.inspects: These should terminate in a manner that does not cause damage or injury. This one won't cut it. #waterheater #tpr #plumbing #homeinspection

Nothing says it “has” to be routed to the outside. Yes the air gap drain route is acceptable if can accommodate the amount of discharge. Many would argue it’s in a garage, just discharge it to the floor. It’s not going to damage any structure.

Uh code states that it needs to be piped 6” off the floor or above floor drain in a viable location. Where it’s piped is the perfect location and is code approved.

Never understood piping it outside. How are you gonna know if it pops? Youre gonna know when theres water all over the floor.

No, I need to remove the trap guard. Nothing wrong with having the TMP running off into a floor drain or an indirect waist drain

Code reads “approved receptacle” including but not limited to the exterior. Any commercial building with a mechanical room will have a similar setup, granted it would have a trap primer and not a trap-seal device, but regardless, outside is optional, they just didn’t execute the interior termination correctly.

Folks got a 75 gal gas. 10 years old. I went downstairs to burp (with good intent) that valve and it stuck open a tad. Couldn't get it sealed again. So they had to call a plumber and replaced the whole thing. Turns out the last guy removed the anode rod 7 years ago because the water stank. 🤬. Never touching their stuff again. $4K bill.
