@steven: Renting might feel flexible but it can quietly cost you decades... David Bach explains why renting through your twenties and thirties can leave people reaching forty with little to no net worth. He argues that comparing stock market returns to home ownership is not a fair comparison because buying a home typically involves leverage. With a down payment, homeowners benefit from the full value of the property as it grows, along with potential tax advantages and long term equity. He also challenges the idea that renters consistently invest the money they did not use for a down payment, saying that in reality many spend more on lifestyle instead. Do you think renting really gives people more financial freedom long term? #podcast #renting #realestate #investing #money

32 yo, always rented. 510k net worth. Renting has allowed me the freedom to invest a lot money that would otherwise go to interest, maintenance, insurance, and other expenses. Meanwhile, real estate prices are stagnant and even decreasing.

Even if your house does double in value in 10 years (which is a big assumption.) You’re not getting a $200k return on $40k.. you would at least be paying the mortgage (loan, property taxes, insurance, etc.) On a good 20 year loan that would be another ~$182k. So before any repairs or unexpected expenses (which experts recommend budgeting for 1-4% of your homes price annually.) With a simple, conservative estimate of 1% of year of original price that’s another $20k. So you’re actually saying you would get a $200k return on ~$242k investment. Thats roughly 8-9% annual returns. Which you said yourself, the market gets 10%. There are plenty of other reasons for wanting to own a home and why home ownership is good, but your claims about the financial benefits and impacts of home ownership are categorically false.

I’m 100% in on buying the house over rent. But he didn’t include the monthly payments and house repair. So you’re more than 40k in. But I still 100% in on owning over renting. I’ve done both. Buy

a home you live in is not an investment. you paid in bills, mortgage interest, property tax, maintenance, and labor. don't forget the tickets when you don't remove snow and cut your grass. it's a scam.

And take off interest , insurance , rates and maintainence you'll find that equals the increase in house value and that's IF the house prices don't plummet

The banks will make far more profit from your mortgage than you ever will from owing that house. He’s also not taking into account the fact you have to pay rates, repairs, maintenance, etc.

You motivational speakers like contradicting things. I once met someone advising me not to consider buying a house at my 20s, because it will become a liability for me, it’s better l own a business or l go into investment. Now another is telling me to buy a house in my 20s… I think it’s better l do what’s best for me
