Rental properties are a scam. You have to have a property manager that eats into your profits and you are accountable for repairs and upgrades to the home. Some people even lose money most months.

Absolutely solid, and congratulations, this is a huge accomplishment. You’ve done the hard part already by building a strong real estate portfolio. At this stage, the bigger risks usually aren’t growth, they’re taxes, timing, and protecting what you’ve built. One thing that made a meaningful difference for me and for other families I’ve worked with was incorporating a properly designed Indexed Universal Life policy as a complement to real estate. It’s not about replacing what’s working or chasing returns, it’s about creating a tax-advantaged bucket where a portion of capital can grow without annual taxation, be accessed without triggering income or capital gains taxes, and provide an added layer of principal protection and liquidity as you move toward retirement.

That’s awesome 👏 wife and I are just starting and we plan to use the VA for small multi family as often as possible. I’m also enlisting but I plan to put my package in every year until I’m accepted for OCS. The TSP is also amazing and I plan to take advantage. Great content!

Did you have a lawyer create your lease agreement? I don’t want to be liable for too much. We plan on renting out our first home and were going to use our realtor as a property manager. I haven’t looked into the costs of this, however, and see it might not be ideal? Thoughts??
