I had an appraisal contingency in my purchase agreement when I bought my house - so the seller had to take the appraisal price. We were agree’d at $309,000 for the house - the house appraisal came back at $282,000. I got the house for $282,000 instead of $309,000 because of the appraisal.

I sold my house and land in 2024, and I got a cash offer for $175k over the appraised value. I accepted immediately and they never had an appraisal done 😬

I moved in July 2020 height of Covid and our appraiser did a drive by to appraise it. He didn’t even stop his car 🤦🏻♀️

Good ole Burnt Toast theory…… there was a reason. I’m a real estate consultant and to appraise the wrong house….. that’s just pure laziness and lack of professionalism. 🤦♂️
