I think it 💯 depends on the area. In my part of San Diego, we are offering about $60,000 over asking price on condos. They are so rare that usually realtors have to stop taking offers. I know this is exclusive to certain areas but that is the case here. I currently have an offer out on a condo and I had to go up $62,000 above asking

Had a Condo in the state of Hawaii, and we put it on sale right before the market crashed in 08 … it took us 2 years to sell we lost so much money , plus HOA was an additional $700 - month … never again !!!

Almost bought condo in az due to agent trying to put me in there during Covid time. Looked at historic appreciation and it was terrible, maybe $5k/yr avg. house wil always be better for the ability to increase added value vs hoa approval. Condo are good if you’re able to find renters to cover your monthly with slight excess. I was only considering to house hack but no value at the time.

it depends. We have tons of condos here in Gilbert, where everything has appreciated alot even during covid. 70% of my last complex were rentals but I sold after 20 yrs and made a hefty profit. If you bought low and sold in the last 5 yrs you made a good profit. All depends on the market, HOA fees etc.

I get what yours saying but also condos is often time the first best option for some people. It can get them into a more desirable neighborhood for less money. And also there is homework you can do to make sure you’re not buying into a risky investment. People hate dues but I look at it as a red flag if fees are too low! Just as much as if they are crazy high. It means they are sticking bandaids on problems and not really addressing them. One good thing to consider when buying a condo is realize when it’s time to move on to a home it might also be time to become a landlord rather than selling. But yea beware it is easier for a comp to bring down your value. We had a neighbor who needed to sell fast so cut the price by 25 grand and lowered everyone in the complex. Make sure you go to EVERY single open house in your complex and take pics for comparable so when you sell you can prove it why your unit is priced higher to the potential buyer.

Could you share which community this is ? I’ve also had to learn the hard way about this. Through my research I found out that townhomes for the most part are excempt from this assuming they’re legally a townhome. But I still don’t full trust that so I call HOAs before now and ask the right questions. The main key is to know when a townhome is actually a townhouse because there’s some developments out here that call themselves townhomes but are legally a condo. I stay away from those.
