❤️that he said she’s expected to know the laws cause she’s a landlord. They claim naivety ! She knows she never sent an invoice for deposit. My landlord failed to respond to my recovery request and lost her case. Thought she didn’t have to🤦🏼♀️

This happened to me in Philly, they never sent me an itemized list for money withheld from my security, and after pressing and threatening to fight them legally they caved and sent me the rest.

In FL if you do not send your tenant a notice of the balance they owe within 15 days of move out they legally do not owe you that balance and can easily dispute the charges due to the balance letter not being sent

arbitrarily keeps the deposit. she "didn't know " about a written notification. As the judge said, as a landlord, you're expected to know the laws.

she bought a rental property, moved someone in, then says at the court hearing that she doesn't know what to do in these situations. so you're saying you were not prepared to be a landlord before you moved people in for money? you don't get to buy a property, rent it out, collect rent then at the end say "well I didn't know"
