I’m incredibly grateful to have good inspectors to refer my buyers to - people who can send over a 50+ page report and still not terrify the clients. Once done, we have three options. One, we can ask sellers to do the work prior to closing. Pro: it’s done before you move in, whatcon: you don’t get to choose who does the work.
Two, we can ask for credit to closing costs. Pro: this keeps money in your pocket to get the work done. Con: you have to handle it yourself.
Three, we can ask for a reduction of price. Pro: saving money long term, Con: see #2

you never know what someone will get hung up on. twice now I've had buyers backing out because I recommended antioxidant grease on stranded aluminum wiring 🙄
