Duplex us much cheaper than this big bungalow. 1) Have you considered the cost of roofing? which is 2x of what normal duplex will cost 2) what about parafet? 3) Land wasted 4) Plumbing channel which will take a distance to the soakaway.

Bungalow is also very good for old age, when you can no longer climb stairs. I built a big Bungalow as well. Not finished though, but I have spent more than 90m on it and I am very happy with every bit of it.

The Cost of land would determine this. If I purchase a 50m land, definitely I'm building a duplex. You can consider bungalow if the land is cheap

I will prefer a duplex, to save more compound space for green areas, cheaper and less wood and aluminium roofing sheets. Duplex is just better, only decking and more iron rods, it’s worth it.
