But Counsel, how would a sectional title be issued before the sectional plan is registered? The survey and registration of the sectional plan come first. And if you’re referring to long-term sub-leases pending conversion and geo-referencing (which is the developer/management company’s responsibility), pending conversion doesn’t invalidate ownership, transactions can still proceed under the existing sub-leases pursuant to the MoU between the Ministry of Lands and the LSK. As long as the sub-lease is registered in their name (notwithstanding the mother lease pending conversion under SPA), they are deemed the registered owners of the unit.

I have my sectional title, as investor, this should never scare you. Just do your research and make sure you have a good lawyer to help you interpret the sale agreement.
