My partner has a real estate apprasing company in toronto and has been doing it for 17yrs - this isn’t a great time right now and you’re bang on for luxury homes it should be priced closer to the current market value of the home to attract buyers- smart buyer working with a good agent knows what the approx value is so they won’t be overpaying (at least in this market now)
