thinking in the same direction though, you should just never buy a house. rent and invest and you'll come out ahead of an owner once you factor in taxes and maintenance. you have to know youre going to be taking a hit financially in exchange for owning your own space

gotta dump the fhsa withdrawal into rrsp before tax season for the refund then withdraw it after 90 days then pay that amount over 15 years. So without touching your regular rrsp contributions.

Ideally maxing out your FHSA and TFSA first, then I feel like HBP may be beneficial because if you invest in a non-registered account instead, your gains will be taxed when you sell and withdraw for the down payment

You can use the HBP and then just not repay it every year. So if u were supposed to pay back $2K a year, u don’t, and that $2k is now added to ur income and subject to tax, and if u show a loss or have tax credits, than u don’t owe or will get a refund.

1. If you don not repay the money, it just gets added to your taxable income that year. 2. It’s better to use the RRSP vs. Non-RRSP $60k against your down payment, so why not use the RRSP and pay it in full in year one so then your money is back to earning interest.
