The developers can drop their prices by 25% or the bankruptcy courts can do it for them.

Funny cause i dont know anyone who gets paid more? I work construction in my trade people were getting paid 70$ a square back in 93 and today we get paid 120$ and it didnt change in over 5 years! So where does the money go because its not in our pocket!

Mr. D :
Land prices will drop by 90% or more, building cost and development fees will get slashed by large margins.
The banks will be flogging land and foreclosured units for pennies on the dollar...
Prices will continue dropping for the foreseeable future

What is considered a construction cost? Does it include the land value that they bid up to purchase?

The realities in Canada are so different from city to city and province to province. I have never seen so many cranes in my city as right now. Contractors are definitely not going bankrupt.

I build the housing and still made more in 2007. It's material and land costs, not labour

This is more a condo problem.houses have dropped yes but now they have leveled off and homes are selling. Not as fast as before but selling. But new start ups for detached homes has fallen off as well. When the economy gets going the prices will go back up when people start buying up homes

There needs to be a mix of private and public housing. Public housing hasn't kept pace over the decades since government doesn't make money off them whereas with private, they make a ton of tax money from them.

construction costs have flattened and for some like forming its come down. having said that its not enough to offset the loss in revenue. 15 years ago profit margins on residential projects ranged up to 20%, it has been steadily dropping and before the crash it was hovering at 8%. Now a new condo project in the current market will likely lose money.
