Requirements vary by state but you should be able to ask for an itemization of the repair expenses so they can identify what went beyond normal wear and tear and how much it cost to repair it

I have never gotten my security deposit back no matter how perfect I have left an apartment in LA. I was even charged for carpet cleaning when they ripped out all the carpets and added hardwood. LA landlords are awful.

I got half my security deposit back when I moved. Then they sent me an invoice for $2.75. I showed up to be petty and pay in change only to find that the property had been bought out and the new owners had no record of me ever having lived there. 🫠

you should look up CA's tenant/landlord laws. in OR they have to provide an itemized receipt of why they withheld money, otherwise they have to pay 2x the amount withheld.

I’m currently a property manager. You should ask for an itemized list. Normally with all Financial Move Out Statements are the list of “damages” or “cleaning” charges that they’re taking from you. This could just also be, you didn’t pay rent the last month and have a ton of late fees as well.

Just here as a reminder they legal cannot with hold for normal wear and tear. Example: having to clean the space to prepare for new tenant, having to paint walls due to scuff marks, etc.

Get an itemized list & also, if you lived there for over a certain amount of years they shouldn't be charging you for carpet or blinds, because they will have to replace that as well anyways because of normal wear & tear. sometimes just asking for the itemized list & reminding them about how long you lived there is enough for them to remove those charges. A lot of places automatically charge for those 2 especially because those ALWAYS (or should) be replaced after a tenant has lived there for 5+ years, but I think in your lease, it should say what the charges would be.

here in Canada I believe they legally have to give 100% back after you have lived there for mayne 5 years because then it is expected the landlord will need to do maintenance on wear and tear, repaint etc.

look up your states landlord/tennet laws. My state requires landlords to return the check within 30 days and an itemized list of what they kept with pricing for each item. Failure to follow allows the tennet to sue for the whole amount back plus 2x 1 month rent plus attorney fees. Knowing that and letting the landlord know I know the law has resulted in me getting my money back in the past in similar situations.
