This is why you take a move in video and pictures, email both to them so it is time stamped along with anything that is prior damage or not in working condition. When you exit do the same thing. Videos, photos- email immediately. Go through the checklist during the exit walk-through. If they refuse or no show on the final walk through document that and provide it in an email.
