As an public accountant that audits HOA’s, I want those books and minutes so bad! Also, at least in my state. If that $20k was a special assessment, and it was voted on before you bought the house, it HAS to be disclosed and is actually the debt of the old owner.

I know people love to scream about how if you don’t want an HOA don’t live in one (which is almost impossible, trust me we tried) but if HOAs are going to be allowed they should not be allowed to foreclose on your home. That shouldn’t be legal. I’m so sorry you’re dealing with this. Even when we buy a home it’s never truely ours
