@tiktokrealtor: After 9 years in this business, I can tell you… most of these won’t be mentioned during a showing — but they will show up after you own the home. Here are 6 red flags sellers hope you miss: 1. Fresh paint in random patches Looks harmless… but after nearly a decade of negotiating contracts, this is often covering water damage or repairs. 2. Strong scents (candles, plug-ins, diffusers) If it smells too good, there’s usually a reason. I’ve seen this used to mask mold, pets, or smoke. 3. Doors that don’t close properly Over the past 9 years, this has been one of the biggest signs of foundation movement or structural shifting. 4. Water stains on ceilings or around vents Even if it’s “old,” it tells a story. And it’s usually not a cheap one. 5. Recently staged areas hiding floors or walls Rugs, furniture placement, and décor can be very intentional… sometimes to hide damage. 6. One room that’s noticeably colder or hotter HVAC issues aren’t always obvious — but this is a big clue most buyers overlook. The reality is… I’ve watched buyers fall in love with homes and miss every single one of these — and it cost them later. If you’re touring homes right now in places like Kent, Auburn, or Bonney Lake, you need to know what to look for before you get emotionally attached. Link in bio and I’ll send you my full home showing guide so you don’t miss anything. #homebuying101 #realestateexpert #househuntingtips

NICOLOCK _NYC :
Good advice, it is, but in nyc the house can be literally upside down, and it will still have multiple bids 🤷♂️🤣

I have plug ins because I want my house to smell good not because I am hiding something

I own a company called Realty Renovations. We do make readies for sellers and customize recently bought homes for buyers. We only work through realtor recommendations and referrals. We are a white-glove, concierge contractor at a wholesale price. So I feel as though I can speak to this well. Among the many things we do, we are frequently called into homes to repair cracked walls and settling and more serious foundation issues. Most sellers just want to cover the cracks with new texture and paint. But there are contractors like my company that won’t do work like that. We request foundation reports and we fix the issue that is causing cracks. We don’t just fix the cracks. We solve the underlying problem. Our sellers/clients have a remarkable record of selling their homes in under a week and usually at full asking. The reason? Because things have been done the right way. Find legit contractors who do quality work and have integrity. It makes a difference.
