The cash on cash returns are horrendous. $160 000 of captial can get you 5- 10+ properties (can do seller finance) as acquisition strategy - and as far as exit strategy matters . my point is you can leverage that capital with a property(ies) and still benefit from the tax advantages + forced appreciation + bonus depreciation - refi in 5 -7 years and you’ll have more than $1000 per month comming in .. or am I wrong lol not being combative genuinely asking here

Where can you purchase this? Through your bank ,wealth simple ? I am a landlord and im so tired of chasing after rent or seeing people not respect my property and keep it clean or donrepairs or have to find new tenants every year or 2, pay a realtor ... So to be a landlord without the stress would be great .
