My friend who rents out their space does a quarterly inspection. They check for mold, leaks, and any maintenance that needs to be done. They also have a list of regulations the tenant has to follow to maintain the home. I thought it was excessive, but after seeing this video, I can see why they choose to do things this way.

A huge opportunity that most landlords miss is providing regular gardening services. This guarantees the property is kept to a standard and the landlord is notified asap if something is going awry. Yes it eats into the profit margin, but it’s an investment that prevents this exact issue.
