@diana_talks_realestate: Replying to @Jay This might be one of the worst times in history to buy a home, and most people don’t even realize it. Right now, home affordability is at record lows. Prices are still elevated, but that’s only part of the problem. The real issue? The cost of owning a home has exploded. Property taxes, insurance premiums, maintenance, and overall living expenses are higher than ever—and buyers are stretching themselves thin just to get into a deal. At the same time, the market is shifting. Inventory is rising. More sellers are preparing to list. And many of them are not getting the prices they expected. That pressure eventually leads to price reductions, and it’s already happening in multiple markets across the U.S. On top of that, renting in many areas is becoming cheaper than owning. That gap is growing. And when renting is significantly more affordable, demand for buying naturally weakens. We’re also facing major economic uncertainty. Job stability isn’t what it used to be, and taking on a large financial commitment like a mortgage right now carries real risk, especially for first-time homebuyers. And here’s what most people aren’t talking about: the “silver tsunami.” Millions of baby boomers are expected to sell or pass down homes over the next 10–15 years. That could significantly increase supply and put downward pressure on home prices long term. If you’re being told “it’s always a good time to buy,” you need to take a step back and actually look at the data. Because timing matters—and right now, the risks are higher than most people are willing to admit. Hashtags: #housingmarket #realestate2026 #homebuyingtips #fir

My realtor told me to buy the house and date the rate. Now 2 years later I am starting the foreclosure process

Back in 2016, I was ready to buy a home around $500K, but everyone kept saying prices would drop, so I decided to wait. Fast forward to 2026, and that same house is now worth over $1 million. Now I’m back in the market with a $500K budget, and it feels like I’m getting what used to be a $200K home back then.
That experience taught me not to rely too much on predictions. A home is a long-term investment, and the “perfect time” rarely comes. If you can afford it comfortably, it’s better to move forward when you’re ready rather than waiting and risking missing out again.

I’m in Atlanta and have been looking with my Realtor for 3 months and told her this week I’m stopping for now. $400k for 1-2bd TH plus pricey HOA (and will only go up) puts payment at $3k+/mo. Who can afford this???

If you can afford to buy right now, buyers are in a strong position—many are getting closing cost credits and even rate buy-downs. It’s a great way to lock in your housing cost and hedge against inflation.
But if you can’t comfortably afford a home, don’t rush into it. Renting may be the better short-term option. The key is buying when you’re financially ready, not pressured.

The right time to buy is when the BUYER is ready. If you can afford a home NOW then buy, if not then wait.

Yea NJ it just gets more and more expensive each year. Glad we bought when we did. Real Estate is highly location dependent.

Almost every reason you gave contradicted your point. I kept waiting for you to explain something or give constructive advice, but you just kept showing why the inventory is great right now & no reason to wait.
