Break even with closing costs has to be 2-3 years. Assuming you plan to live there for the long run. I refinanced 4.25% to 3.5% to 2.5% fixed 30 years. It was worth it. My mortgage is $1,840 and now $1,000 is going towards principal. I was a little bro!
