So assuming the landlord will give you a 5% discount (standard, to account for no sale costs and perfect timing), you will need to raise 5% as a deposit. So £37,500 plus £27,500 of stamp duty and £2000 of legal fees. So £47,000. Assuming there is 5 of you, you need £9400 each, which is doable, though few/no lenders will let you split as it's legally an HMO, which is the primary issue.

Unless you are sitting on family wealth/inheritance, I would be very surprised if you buy the house. If you have most of the down payment in savings, maybe. But even then you would need a much higher salary for the mortgage. You need to double/triple your salary for it to be feasible, and even then, if you dont have at least 40-70k in savings already, a year is not a feasible deadline.
