The better news is that tree law is so ridiculous that they're probably going to have to sell their house to afford to pay you. So you're probably going to get new neighbors, a new fence, new trees. First, police report. They are very easy to file and it gets the documentation started. Then I’d go ahead and get a landscaper to give me an estimate. Same with the survey, get that done as well. Then, attorney. They can send a demand letter to the neighbors for you, and attach a copy of the lawsuit that will be filed in x-number of days if they do not resolve the problem. This works realllly well.

Get a survey. We learned when we went to sell our last house that our neighbors when they had put in the fence before we ever moved there hadn't put it on their property line, which meant about a foot and a half at the from the the backyard and nearly three feet at the back of the backyard that was on our side was technically theirs. It caused a whole issue with selling the house because this hadn't been disclosed to us when we had bought it but our neighbors contacted a lawyer and our agent when we put up our for sale sign. In the end, our buyer and the neighbor seemed to work out a plan and even though it extended our sale by over a month, it all worked out in the end. But, yeah. Before they put in a new fence, get a survey done. That way, everyone knows absolutely for sure exactly where those lines are and what belongs to whom.

Even if a branch hangs over into their yard, they have no right to cut the tree down. This is trespassing on known and clear private property even without a specific marker. This is also property damage. Pretty sure it’s also illegal to cut trees down in general on someone else’s land

survey and keep the receipts, during court you will add that cost to the lawsuit. my grandfather just dealt with this, turns out their entire house was his property ..... my grandpa has 2 houses now 😂🤷
