As a landlord, I can see how crazy rental prices have become. My tenants pay a fair rent actually below what I could charge especially considering the property has a new kitchen and bathroom, plus new carpets throughout the stairs, landing, and bedrooms. I don’t believe in being greedy. The system is broken, Higher rent just means higher tax and since my mortgage is fixed for 5 years, I don’t see the need to increase rent every year just because it’s expected. For me, this property is a long-term investment for my sons’ future. I’m not looking to profit from it right now any extra money goes into a fund for repairs and maintenance, so I’m prepared if anything needs fixing. As of 1st May you can't fix into a year contract it's a 2 months notice period due to the new renters rights x

I’m extremely lucky, my landlord doesn’t have a mortgage to pay and has kept my rent low. He’s great, been here 9 years this year and whilst my food/electric/gas etc has gone up, thankfully rent isn’t something I don’t have to worry about right now xxx

I think letting agents play a huge part in driving up rental prices. it should all be monitored.

I currently pay £1200 a month, my landlord is mortgage free and has managed to keep the rent low. He is selling next year, and 3 beds In our area are around £2k a month, I just don't know what I'm going to do.2 kids, and no chance whatsoever of a council property. 😔

Just to keep you in the loop the new landlord tenant act inadvertently encourages landlords to increase the rent each year to the market price. That's because if ever it came to needing to evict the tenant, the tenant could claim financial hardship in order to block the eviction as similar properties would cost the tenant more. As such the landlord could incur thousands in costs as a result of trying to be nice so agents advice annual increases. I am not saying this is right but the new law wasn't thought through properly

Iam a landlord the most I charge is £800 I tell my tenants no rent increases for 5 years look after the house I won’t be selling and will pass them to the kids one rule I have is don’t bother me unless there is a leak or boiler brakes iam not painting or changing light bulbs house in the area are £1000 to 11000 a month so that fair I think

I just don’t understand the cycle of private rent. How do you carry on this cycle into your sixties and even when you’re retired. When your kids have left home and you’re trying to pay everything by yourself for the rest of forever. I don’t mean you personally, I mean the system in general. What happens to people like you when it’s becomes unaffordable?

I have been told i cant get on the council list because i am not homeless. I have had my own property but couldn’t afford to up keep it . I am single and should retire in a few years. I wont be able to retire with the rent i pay. I am worried sick , if my rent goes up i wont be able to afford to live. I work full time , work extra shifts when i can. My god i feel for you. x

I was an accidental landlord and when I rented my house out I never increased the rent. The chap that was in there was fantastic, looked after the house really well, whenever he asked for anything it was done immediately for him - I was gutted when he gave notice (he had to move due to his mum). This was about 15 years ago now and at that time I had an interest free mortgage so the payment was very low. The rent he was paying was the going rate initially but due to the no increase by the time he left he was paying about £600 a month less had I rented the house out again. Estate Agents were telling me every year I should increase the rent and I said no as I wanted to keep him in there. Having good tenants is a godsend. I hope you will be in there for a few more years.
