It cash flows, but the $16k loan I had to assume just to take down that deal was a headache I'll never forget. If those panels were paid off it's a completely different conversation. But an assumed loan kills your spread before you even get started. We don't touch properties with solar panels anymore unless they're fully paid off. That's not negotiable. Paid cash for my panels. Sized at 110% of peak usage. I haven’t had a bill in 5 years. My home with pool and hot tub is completely covered by my panels. 112deg in the summer here.

I’ve got a 13kw system and it fully zeros out my electric bill. We have a 1600 sq/ft house, plus EV and I’m running an energy intensive business out of my garage. We pay $230/month for the panels, got $8k back from the govt immediately as a tax credit. This $230/month covers our entire electric bill (all electric house) and energy for our EV (we drive 10k miles a year). Sounds like a pretty good deal to me! Zero gasoline, zero natural gas, zero electric bill. All for $230/month!

1. You didn’t have to assume the loan. 2. If you’re only getting 30-40 a month in power than implies super cheap electricity or bad performing system (or more likely based on the video, you have no idea what you’re talking about)

Crazy, I just bought my house a month and a half ago and I made sure that the seller not only paid off the solar but made sure I got the receipt with a zero balance from the company who installed them as well and my bill from APS is only $40

It honestly needs to be that that purchase price of the house just pays for the solar panels. It’s ridiculous that the sellers expect a buyer to assume the solar panel loan. They just need to take a $16k cut from the sale of the house to pay off the solar panels
