He wrong at the end . If you can separate your escrow and insurance. Put 20% down if you can. I made a big mistake for not separating my insurance and escrow. The difference is a 1200 payment vs A 700 dollar payment, yes you have to pay your own taxes, but you’re already paying it through your escrow.

I would rather pay closing cost than pay the price the sellers want. My plan is to pay closing cost and get the house for less than the sellers asking price. They come down 30k to 50k i do not mind paying closing cost. If they pay closing cost then im expected to pay 30k to 50k over the realistic value. At the end of day I am not paying 250k for a house that sold for 150k or in some cases 50k back before 2020. I have been waiting 3 years and ill wait another 1 to 2 years if I need to.
