@alishacollinsrealestate: Replying to @lauriegormerley This is something most mobile home buyers don’t realize… until it’s too late. If you’re buying a home on a rented lot, you don’t control the land. And that lot rent? 👉 It can go up… and keep going up. I’ve seen it go from $300 to $600—and then increase again every year. Now here’s the problem… If you can’t afford it anymore, you might think “I’ll just move the home.” But: ❗ It can cost $5,000–$8,000+ to move ❗ There are restrictions on where it can go ❗ In some cases, you can’t move it at all So now you’re stuck. That doesn’t mean it’s always a bad decision—but you need margin in your budget and a clear understanding before you buy. Have you seen lot rent increases like this? #realestatebestie #casperwyomingrealestate #alishacollins #mobilehome #buyertips
Were I live the land is rent controlled so the can't raise it more than 3% per year. 😉

a mobile home on a lot that is rented has never made sense to me. My brother-in-law and his wife were gifted a mobile home (they were very young parents) but it was in a park and the rent kept going up and they almost lost it because they couldn't afford the land rent. if I ever bought one which I would cuz I think some of them are very nice I don't have a stigma against them but it would have to be on a lot that I own. it's like you never own your home it's weird it makes as much sense to me as HOA I could never do an HOA either absolutely not.

I figure if my lot payment goes up to a $1000 a month, it’s still cheaper than a 1 bedroom apartment here.

Lot rent in my area increases yearly, and it’s already $650 or more. And they basically act like an HOA. Very strict on what you can and can’t do on the lot you rent. Even though you are in charge of all the maintenance for the lot. Quickly realized that wasn’t for me.

Had a trailer and a seasonal spot at multiple different campgrounds…. Started at 3500k and in 2024 was about 6k and that’s for 5-6 months depending on where in nj. So done with it!
