You can exchange with no deposit if your developer excepts it, especially if your money is in a LISA :)

We completed missives within 6 weeks after reserving but we don’t need to pay the deposit till completion in August. I think it’s site dependent x

Haha we were ready to exchange but then the developers had other plans and have been delaying for over a month! Meanwhile the solicitors couldn’t care less since they’re making a hefty interest on our deposit that’s still sat with them. Fml

We’re using inheritance as our deposit and it’s dragging… We reserved a plot 3 weeks ago and they’re starting to put on the pressure but we were supposed to receive the inheritance already and haven’t 🥺 dreading losing the plot!

We’ve spoken to our mortgage advisor and he said it’s down to development but we could exchange on a zero percent deposit or a smaller amount. We have lifetime ISA’s and can’t access these until the end of the year so hoping they’ll accept a smaller deposit amount until property is ready

We didn’t have this at all maybe it’s dependent on the developer? We just put the £500 and paid for all our choices/upgrades up front but we were advised to exchange within 6weeks but because of my partners sale they are being really lenient with that as we’ve filled everything in! And we’ve seen our house so many times!

They all say this but it’s not actually true 😂 my husband is military and i raised this to our solicitors as things could be out of our hands with timings of when he is able to be home to sign things and they said it’s always going to be fine as long as you aren’t dragging your feet and doing everything we can to get things moving

This isn't true. they just try to scare you into doing it faster so they can guarantee their money. You also can't exchange without a mortgage accepted.

we had this but exchange took longer due to buyer enquiries on the house I was selling. Our builder was happy to wait for exchange as long as progress was being made 😊

Me and my partner have exchanged on a new build and had that 6 week panic before the reservation ended. It all happened so quick 🤣 now just waiting on completion day!
