I'll buy a triplex or 3 apartments building as investment property first, have 2 tenants and i live in one and pay the rent too, then couple years later cash out refi take money out to buy my single family house and have 3 rental apartment to collect rents...investment property can get much more money out once has a strong balance sheet, not single family house 😎
