@transformflipperacademy: Most flippers learn this the hard way… I just learned it faster. After 100+ flips, here are 3 things I’ll never do again: 1. I’ll never DIY again At the beginning, I thought doing things myself would save money. It didn’t. It cost me time, slowed down projects, and actually made deals less profitable. Now I focus on building a team that can move faster and better than I ever could alone. 2. I won’t cold call for deals I don’t chase deals anymore. I attract them. Strong relationships with great agents bring me consistent opportunities that actually make sense. When both sides win, you get better deals, better terms, and way less stress. 3. I keep permits to a minimum Permits can quietly kill your profit. Delays, extra costs, and unknowns add up fast. I’m not avoiding them when they’re necessary, but I’m very intentional. If a renovation requires heavy permitting, I spend extra time upfront making sure the numbers still work. Flipping isn’t about working harder… it’s about making better decisions before you ever swing a hammer.
