@mrbarricade: At Hillsdale Shopping Center, you can see how intersections on private roads often look very different from intersections on public streets, even though they still follow the same basic design principles. They still have the things traffic engineers expect to see: curbs, gutters, drainage inlets, stop bars, crosswalks, curb ramps, push buttons, and truncated domes. The difference is in the materials and the finish. Instead of plain asphalt and standard concrete everywhere, private developments often use pavers, decorative concrete, special landscaping, and more customized details to make the space feel inviting and high-end. Even the accessibility features and drainage can be blended into the design in a cleaner, more attractive way. That happens because developers go through the permitting process and build these spaces to meet city requirements while also investing in aesthetics. They still have to meet safety and accessibility standards, but they often choose upgraded materials because they want the place to feel like a destination for customers. Cities can absolutely do this too. In fact, many downtowns already use special standard details that are different from the rest of the city because they want a stronger identity and a better public experience. The reason it is not done everywhere is simple: regular concrete and asphalt are cheaper, easier to maintain, and faster to build. But this is a reminder that streets do not have to be ugly to be functional. You can build safe, accessible, well-drained intersections and still make them beautiful. Developers understand that good design helps attract people. Cities should think the same way and start treating residents like valued customers too. #MrBarricade #HillsdaleShoppingCenter #UrbanDesign #CompleteStreets #placemaking

Much higher maintenance is the reason cities don't do this.

Man, here in western PA, a lot of the private developments have even worse potholes and even more confusing intersections than the main roads. I just want our roads to stop falling apart. Y'all lucky 😭

it also causes people to instinctively cross where there's an actual marked crossing instead of just randomly (or maybe that's just me 😂)
