25 years ago I could afford a loan on out family home, a small investment unit in the city, a new car and my toy, 2 kids in private school and it could be done on a wage of $65k a year and a wife working part-time time earning 30k. Now that same scenario needs 3 full time wages just to survive. After divorce and starting again I will be working until I'm dead.

They should look at reducing capital gains tax — but only for investors who actually build new homes, not just buy existing ones. That way you’re rewarding people who add supply, not those just trading it. If you make building more profitable, more investors will fund new developments (because let’s be honest, the government isn’t building enough). More supply is the only real lever that brings prices down. Right now, too much money is chasing existing houses. Shift that toward new builds, increase supply, ease demand pressure — that’s how you move the needle. But let’s not pretend it ends in “we all live happily ever after” — it helps, but it’s one piece of a much bigger problem.

10 yrs ago when we moved, some of the properties had 50 people looking at the inspection, they’d do multiple viewings. The situation is very bad in most places. The last I was aware affordable housing is a thing of the past. Last looked some time ago and it was already at the wonderful status of 5% of housing in the country classified as affordable.

Corect, Corect, rental is extremely low.. because if your purchase apartment the lowest prices $400, 000k your will be paying $30.000 in mortgage + mortgage insurance $3000 + council rates $2000 + body corporate $2000 it will cost your $40.000 a year, work out do you pay rent $850 a week???
