Ulster Bank were great, they used to look at similar properties that had sold in the area. Meant you didnt have to pay for a valuation!

This great info I never knew about, I'll ask my bank when my rate is due renewal, I'm definitely below 60% ltv, I got my house in recession at a steal and now same house in area is goin for over twice what I mortgaged for

I did this a few years ago and it saved me both €130 per month but better than that I also had seven years less to pay on my mortgage with it as I remortgaged ...sweet!

An updated LTV for the bank saved my bacon when I had to make a change while locked into an amazing fixed rate. Kept the rate and no change in terms.

so if I do an overpayment lump sum, that will now take me below the 50% level range what would be involved, like do I need to remortgage or change anything else with solicitor or insurance or is this just a phone call and maybe a form away. I wish this type of action was available for online changes, needing ohone calls seems archaic to me in this day and age.

Eoin, did BOI stop this recently. ive been on LTV for years and our fixed rate had expired, they recently advised that the best rates are based on our BER rating. our mortgage is 15% of our house value.

Revalued in Covid and locked into a fixed term at 2.9% for ten yrs, LTV was 50% at the time. Plus the ten yrs coincided with youngest finishing secondary school. Saved us €100 a month.
