I live in the KC metro area. In the city I finally won a bid on I had to agree to an appraisal gap of 10k, as is sale. I also did their time line of closing in two weeks. It seems very quick. If I would have gone to the more affordable option I definitely could have scored but the schools are 💩

MKE is definitely a sellers market. We have been looking since Nov and none of our offers have been accepted (well over ask, some no inspection or inspection coverage, preferred closing dates, appraisal gaps) - it stinks! Especially when houses don’t feel worth the price they get to with offers….

Columbus Ohio, lol! Our buyer asked for no closing fees, and 22k over asking…. we did do $2k worth of repairs. Now the house we are in contract on (45 mins away), they lowered price and paying for closing. So weird. Maybe it’s price point idk!
