2024 we built a 2,300 sq ft home for $160,000. we were quoted $420,000 by a contractor. We did everything ourselves except mud and tape the drywall. I can be done. The house just appraised for $680,000.

You guys should start looking into self-help programs in your state. These programs still exist. They teach you how to build your own home and you all help your own group!

We are in the same boat. As of right now we are estimating about $350k with similar sf but I am trying to find a way to get the price down more. We have a quote on slab ($40k and framing $36k but waiting to see about wood- I think they will be $55k) so just to get it to the framed stage it would be 130k
