As someone who shows a lot of houses, buyers HATE when a listing agent or seller is there. Makes them uncomfortable, they spend less time at the house, and are less likely to write an offer.

At a certain price point, at least where I am in NJ and CT, it is common and expected by all parties. As a buyer at that price point on our past 2 purchases it has never bothered me and I’ve always found the listing agent far more helpful than my agent. I don’t want to wait days for an answer - I want real time information directly from the source/agent. As a seller on our last sale and now with our current home listed I wouldn’t feel comfortable not having my agent here to properly show my homes. Quick tour, touch on important features, then make yourself scarce but available for any questions. These are large homes with lots of land and systems and features.

As someone who has her house listed I want my agent there. Not to follow them around but I trust him… and there’s strangers in my home. Just as a safety and security thing.

As a buyer I wouldn’t want the listing agent there I’d feel like my agent wouldn’t be honest and open about certain things.

The comments are crazy. The buyers agent works with the listing agent to schedule the showing but why would the listing agent be at the showing? The buyers agent will be at the showing

I would have loved the sellers agent to be at the property. Buyers agent knows literally nothing about the house other than what’s on the listing. It’s the blind leading the blind. The Sellers agent knows all the deets. As a 4 time buyer and a seller I would looooove more sellers agents to be present at showings to answer questions. I love going to open houses with the actual sellers agent being there (not just a random host) because I can actually ask questions !

As a seller, I’d love if my agent were at my house during showing (not in, at). As a buyer, it would creep me tf out if the sellers agent was there while I was.

As a recent buyer, we walked out of every house where the seller’s agent was there. I needed space to look around and ask questions with the agent I trusted. I chose my agent for a reason

Yes, and the listing agent having to be at the house while another agent is showing their client the home can definitely be a big turn off to that buyer.

Having a seller’s agent hovering nearby instantly changes the vibe. When someone is watching or trailing you, it’s so much harder to settle in, explore freely, and picture yourself actually living there.

I toured a house last week and the listing agent was there with her work spread out all over the kitchen table. We didn’t feel comfortable talking about the house honestly with our agent bc sound carried in the house… definitely impacted our experience negatively

As a 27 year agent, I don’t feel it’s necessary to be at my listings showings. I think if my seller requires that then I usually just sit in my car and let the selling agent know that I am there for any questions they might have. I think buyers can’t be honest when a listing agent is following them around.
