GCs collect within 30-45 days of getting a contract, you can bill mobilizations insurances equipment up front. Write a good schedule of values and don’t sign stupid contracts

Looks like everyone in these comments have never worked on a large project because this is the truth. Unless we are a prime we get paid within 45 days sometimes 60 depending on the billing cycle.

Most of these larger commercial projects too always hold 10% for roughly a year which I think is insanity as well

This sounds like he’s a sub contractor. I did a job for a company as a sub contractor and everytime I invoiced it was notarizing invoices and under their terms

There’s still a 5 to 10 % upfront material you can submit - on your AIA document. Most GC will let you submit a 5% on the retainer at the end of the job. Yeah we call it the loop. Contract says 30 days it’s more like 45 days.

I think it’s insane that large companies make you wait for money like that when most of the time they’re the ones that have the revenue. It’s rewarding and risky at the same time but I’ve done commercial jobs before where I always get a down payment and draw schedule.

when you come play on the big commercial leagues most of the time it’s net pays they’re gunna keep a %s for retainer and give it until end of year. There ain’t no 50% up front 🤣🤣 be lucky if they let you split it up in draws. They usually determine they payout schedule. They pretty much get you come in do the work then hoe you around for your money. It’s a fukn hassle really. Definitely get a lawyer and paperwork In line and have contingencies in your contract paperwork.

I agree with this 100% we’re doing the same thing right now. You just have to stay very organized and on top of your paperwork to keep a afloat on these bigger jobs.

That’s why you have to work interest and labor into your pricing. Usually gotta go to a hard money lender or take a loan to pay your team and supplies. He’s talking about certified payroll.
