5. Do not skip your final walkthrough before completion day. I know you're excited. I know you just want the keys. But walk through that property before funds are transferred. Check every room. Check everything agreed to be left is still there. Fixtures, fittings, appliances. Once that money leaves your solicitor - it's done. You have NO leverage. Five minutes could save you thousands.

I would also check if all paper works are in order for any extensions or structural works. Alot of home owners dont have planning permission building regs or party wall agreements. Not having those can be an issue with neighbours and the future of the house.

It’s building insurance you need at exchange and your solicitors will ask you to confirm .
