But the view alone doesn’t determine property values or income levels. In places like North Bergen, a lot of the housing stock is older, with many rent-controlled or multi-family buildings that have been there for decades. That keeps prices more stable and accessible compared to newer luxury developments right across the river. The area has also historically been home to working-class communities, so incomes reflect that, even if the location itself is prime. There are also factors like school ratings, local infrastructure, zoning, and how much new development is happening. Areas that haven’t been heavily redeveloped or gentrified yet can stay relatively affordable—even if they’re sitting right next to some of the most expensive real estate in the country.
