This is not true. The power companies already have an easement filed. You cannot buy that chunk of property. Somebody else already owns it anyway.

As an actual lineman, this is bs. The easement belongs to the power company and telecommunications before customers even purchase the land. We will not serve anything without an easement or access.

Implied easements are legal easements, authority given by statue/law so even ıf you manage to by that piece of land…they will stil have a right to benefit from the land which means ıt is not a trespass nor an illegal/unauthorised activity

Wrong! The P.U.E. (Public utility easement) is owned by the city or county municipal. You can’t buy the land beneath it! How do I know this? Because I was a city inspector and surveyor.
