@ournewallhome: You always think…that’ll never happen to me… Until it does… Bit a sneak peak into what my experience buying a new build home has looked like. Regretting my decision quite a lot but rolling with the punches at the moment. Would you still buy a new build home?
People saying it happens. If you buy a brand new car do you drive it off the forecourt and it breaks down immediately, would you be happy? No you expect to be able to drive your new car without issues. You buy a new home you expect to have everything working, why else would you be paying so much money? The whole process needs to change!

I've worked in new builds and property for 15 years, this is absolutely not normal 😳 this house needs a full investigation and they are in breach of the terms of purchase ( of a functioning home)

the leak must have been there long before you moved in to do that much damage, I would say you have grounds for a breech of contract, talk to a solicitor

Partners a builder, we bought an old traditional build. He won't go near new builds. He calls them kit houses and kits fall down!

All plumbing is pressure tested before final fix, this is an NHBC requirement. Your house will have a full file of build stage inspections that all lead to the final CML inspection. You should have the rite to see this. Have you contacted your warranty provider?

I would never buy a new build as someone who ran a property maintenance business the amount of problems we went out to was unbelievable. My sister bought a new build last year and had nothing but problems with how bad it’s been built and I bought a 1930s property 4 years ago and had nothing problems. Plus new builds have no character they are awful.

We bought a David Wilson brand new house 22 years ago, nearly 200 maintenance complaints, the maintenance guy spent so long at our house we became friends and were invited to his wedding, took two years to sort, never again

New builds aren’t the problem. Badly built new builds are the problem.

Before moving in always run every tap and appliance, turn on every radiator and heating to max to check for these problems, from experience pipes are often placed together and forgotten to be fully connected radiators that leak are just switched off to stop it 😅

we had something very similar to yours. we had a shower fitting pop off and we had water pouring through to the kitchen downstairs underneath. I kept everything pictures videos etc. they tried to get us to claim through our home insurance. so I contacted NHBC..all problems including snags etc were sorted within a 3 month time scale. otherwise the homebuilders were billed.

as someone who works on newbuilds it's unfortunate and rare to happen. the builder will fix everything, replace everything and usually compensate you aswell ie any extras you want FOC and a payment if you kick off enough time off work ect
