Just like Mama said: if you don’t have anything nice to say, don’t say it at all! 🙏🏻 Before we walk into any showing, I always remind my buyers: Assume the seller is listening. Ring doorbells, security cameras and recording devices are everywhere. Even though California has rules about recording and notice, plenty of homes do not have a sign posted. So whether you see a sign or not, save your commentary until we have completely left the property. YOU CAN THINK IT. Just don’t say it at the front door. 😂 You can think the kitchen is ugly. You can hate the flooring. You can question every single paint color. Just please do not announce it while standing on the seller’s front porch. I want ALL the tea as soon as we leave. Tell me everything you loved, hated and would change. That feedback helps me understand how you feel about the home and how we should approach a potential offer. But if the seller hears you insult their home and then receives your offer an hour later, they may be a lot less excited to work with you. Real estate is financial, but it is also emotional. This may be the house where they raised their babies, celebrated holidays and created years of memories. If you hurt their feelings, it can absolutely change the energy of the negotiation. Your Realtor should prepare you for the things you may never think to ask about. And no question is ever a silly one.
