What kind of properties are care providers actually looking for? I get asked this all the time, and I’m sent hundreds of properties but the reality is, not all of them are suitable. Here’s what does work: 1. Detached houses Anywhere from 3–6 bedrooms, with a driveway, a good-sized garden, and ideally not overlooked. Layout is key; providers want proper communal living space, not just lots of bedrooms. 2. Bungalows Super popular. Typically 2–3 bedrooms, can be semi-detached or fully detached. Accessibility is a big plus: things like ramps or wet rooms, but even without, bungalows are always in demand. 3. C2 properties (Children’s homes & care) Usually 3–6+ bedrooms, but the focus is on space and layout: Multiple communal areas Driveway and outdoor space Quieter, more private settings 4. Blocks of apartments (Supported Living) Anywhere from 2–12 units. C3 use is typically fine 1-bed and 2-bed units work well Parking is a must The key benefit is operational efficiency- one building, one care team. 5. Large HMOs Typically 7–13+ bedrooms, all ensuite Large communal areas Detached preferred Parking + outdoor space Fully compliant (fire doors, regs, valid HMO licence) Specific demand right now in Leeds, Warrington, Rochdale, and Wigan: approx. £100 per week per room depending on setup. 6. Large care homes / lodge-style properties Operational, turnkey C2 use Or larger bespoke buildings suitable for conversion Ideal for crisis centres, rehab-style setups, or supported living schemes Must have strong communal space + ensuite rooms + land preferred ....
