@jessie.culgan: If you've recently inherited a property — or think you might one day — this is one of the most important tax rules you'll ever learn. 💛 When you inherit a parent's **principal place of residence** (the home they lived in), you have a **2-year window** from the date of death to do whatever you need to do with it. During that 2 years: ✔️ You can rent it out ✔️ You can live in it ✔️ You can leave it vacant ✔️ You can take your time deciding And if you **sell it within that 2-year window** — it's **completely CGT exempt**. So if the property was worth $900K at the date of death and it's now worth $1.1M — you pay **zero capital gains tax** as long as you sell within 2 years. After 2 years, CGT applies on the growth from the date of death. So timing matters. This is the kind of thing that saves families hundreds of thousands of dollars — and most people don't find out until it's too late.
