@bygaylechang: I need your advice on home ownership! Let me know what your thoughts are or if you’ve been in a similar situation before I would love to know! #PersonalFinance #homeownership #homeowner
Minimum dp + CMHC + accelerated bi-weekly payments. We recently became homeowners and I believe it’s the best time to buy with this market. But also you have to take into account the expenses that goes with owning - property tax and utilities. Also include in your budgeting miscellaneous for maintenance costs. Most of all, really the key is budgeting. Good luck! ✨

Buy a house. Why pay someone else's mortgage when you can just put 10% or 15% and own a house

I have a way out of left field opinion on owning.
I believe that homeowners should not take more than their total net worth, to prevent layoffs, becoming house poor etc.
The main observation I've made between wealthy people and everyone else is that they tend to have way more of their networth outside of their primary home.

Being a homeowner sooner is my advice. For me it all comes down to investment. Why continue to let another individuals investments grow as opposed to investing in yourselves. If you find a house you love and want that’s within your budget, I’d go for it!

it is better to save more than 20% of downpayment. maybe try and save as close to 50%. renting is the maximum of money you pay but owning a house is another ball game. your thought process should be if you can pay the house in 10 years or less. thats what we did. paid off our house just under 5 yrs because we put more than 50% down

Honestly, it depends 👇
If it’s gonna take you years to hit 20%, I’d rather just go in with 5% and start building equity sooner.
But if you’re already close to 20%, then yeah… I’d probably wait and save on the insurance + lower payments.

Buy around end of fall, less bidding war. Minimum downpayment, and just pay on your principal when you have extra money

If you're planning to buy a home, you can start with at least 5-10% down. Then choose accelerated biweekly payments and if your budget allows, add extra to your principal like 50-200 cad. Over time this can help you pay off your mortgage faster and save a lot on interest. Just make sure your mortgage allows prepayments. ❤️❤️
