Here's an even more special tip. Save before you enter the cellar. Got in & see what is in the green chest. If thete isn't a junk item with crystal in it, reload until you do spawn one. This will allow you to build a settler radio beacon & you can start accumulating settlers immediately. Its easier to spawn needful junk if you have 5+ Charisma base stat. Each time you open a box with junk its more likely you'll get rare junk like crystal, adhesive, gears, screws, nuclear materials.

I like that little shelter, I use it as a small armory. lootable items respawn so be careful where you place items because those can be lost. however items placed away from respawn items can remain where placed.. I personally tested that theory myself so I began using it.
